ADMINISTRATION FEE & TAXES
Our rental rates are subject to a $95 administration fee plus state and local taxes (12.75%).

ADVANCE RESERVATIONS
With participating homes, current guests have first priority to tentatively reserve the same vacation home for 2017 during the same rental week. Specific terms of the advance reservation are available upon booking.

AMENITIES INCLUDED WITH RENTAL
All of our houses are equipped with wireless internet. All beds are freshly made with bed linens. We supply two quality cotton towel sets (bath towel, hand towel and wash cloth) per bedroom. You may rent more towel sets as needed at $7 (plus tax) per set per week. Each bathroom provides a bath mat, start-up supply of bath soap and toilet tissue. Kitchens are furnished with paper towels, dishwasher detergent, dishwashing liquid, new kitchen towels, freshly roasted coffee beans, dishes, cookware, flatware, glasses and basic appliances. All houses provide at least one washer and dryer and a start-up supply of laundry detergent. Outdoor grills must be kept on concrete or in designated areas; grilling on the decks is strictly prohibited.

BUSINESS SERVICES
Business services such as fax, copy machines and wireless hotspot are available at our Duck office. Our fax number is (252) 261-2295. Please note a cell phone contact number for any faxes sent to us.

CANCELLATIONS
If cancelling a reservation where no payment has been made, please call or e-mail our office. In the event of a cancellation with a lease payment, Carolina Designs Realty, Inc. must be notified in writing. We will make every reasonable effort to re-rent the property. If the property is re-rented for the original rental agreement rate, tenant will receive a refund of the advance rental payment less a $75 cancellation fee. If re-rented for less than the original rate, tenant will receive the balance of the advance rental payment less the $75 cancellation fee and less the amount necessary to make full payment to the owner. All refunds will be made within 60 days of receipt of the re-rented advance rental payment. If the property is not re-rented, no refund will be paid.

CHECK-IN & KEYLESS CODES
All of our homes are equipped with keyless entry.  Check-in time to the property is 4 pm.  You will be notified in advance with instructions for check-in, and this email will include your keyless code, which allows you to go directly to your home.   Your rental balance must be paid in full prior to check-in for an access code to be issued.

CHECK-OUT
Check-out time for all properties is 10 a.m. Please secure all windows and doors, wash dishes, remove all trash and place trash cans at street curb.

CONSTRUCTION
Carolina Designs Realty, Inc. cannot predict construction in an area and cannot be responsible for any construction that may occur near one of our vacation rental homes. Compensation or moves to other properties will not be considered.

DESCRIPTION & CONDITION OF PROPERTY
Every effort is made to ensure our descriptions and distances to ocean accesses are accurate. Guests are responsible for reading property description and inventory prior to booking. Although we strive to ensure complete accuracy, please note that we are not responsible for changes made by owners in furnishings and equipment or printing errors. Please care for the property as if it were your own and leave it undamaged and clean. Do not rearrange furniture or take furniture to the beach. Do not disconnect or modify the electronic equipment. Do not over occupy the property. Sleep only on beds provided. Homes are individually owned and we are unable to transfer reservations.

ELEVATORS & SPECIAL NEEDS
Homes providing elevators are listed in the directory and on our web site. Elevators are primarily used to assist those guests who may not be able to climb stairs.  Children using elevators MUST BE accompanied by an adult.   Do not press buttons on multiple floors at the same time.   If you need an elevator to accommodate a wheelchair, please call our office for measurements, as not all elevators can accommodate a wheelchair. NONE OF OUR HOMES ARE ADA COMPLIANT.  Please call our office to relay any special needs.

FIREPLACES
Fireplaces are available seasonally between October 1st and March 31st unless otherwise stated, and may not be used while the air conditioner is running.

LOCKED CLOSETS
Locked closets contain owner’s personal property.  They are not included as part of your rental.   Please do not attempt to open these closets or tamper with them.

LOST & FOUND
Carolina Designs Realty, Inc. cannot be held responsible for items left in rental properties. Please double check your rental home for personal items prior to departure. If we are asked to return items to you, they will be returned for a fee.  Report your lost items to us at 800-368-3825, Ext. 6401.

MAINTENANCE
All equipment in vacation rental homes should be in working order. Please report any inoperative equipment to our office. Every reasonable effort will be made to promptly repair the same. No refunds will be made for inoperative air conditioners, appliances or for mechanical failure.

NON-SMOKING POLICY
Smoking is not allowed in any of our vacation rental homes.

OCCUPANCY
The permitted number of occupants as defined by the local county health departments is listed in the directory. Property cannot be used or occupied by more than the maximum allowable number of occupants set forth in our vacation rental agreement, including you, your family, all children, and your guests. No extra bedding, such as air mattresses, is allowed.  Carolina Designs Realty, Inc. strictly prohibits overcrowding of the house. No RVs, campers or mobile homes may be parked on the premises for the purpose of extra sleeping capacity. Some areas prohibit RV and trailer parking so please call ahead.

OCCUPANTS
Tenants (Leaseholders) represent themselves to be an adult 25 years of age or older. All occupants (“Permitted Occupants”) of the house must be either (1) the Tenant named on the lease (2) 25 years of age or older (3) direct descendants, ancestors or siblings of the occupants, and/or (4) a maximum of one (1) additional person for each occupant, direct descendant, direct ancestor or sibling of the occupants. If occupants do not comply with this paragraph, Tenant and occupants will be refused entry onto the premises, and Tenant or occupants will not be entitled to a refund of any rent payments made. No exceptions.

PARKING
Please park vehicles only at your rental home. Parking at facilities is only allowed while you are using the facilities. Parking on the street is prohibited everywhere. Please observe all posted subdivision parking rules.  Violations may result in a parking ticket or having a boot placed on your vehicle.  Many restrictions exist for trailers and golf carts, so please check with our office for specifics prior to arrival.

PARTIAL WEEK RENTALS
Partial week rentals (a minimum of 3 nights) are generally available only during the off-season when a full week is not booked. Partial rentals are subject to owner approval.

PET POLICY
Unless otherwise noted, all pets are strictly forbidden. See our brochure or our website for a current list of homes that allow dogs.  If you rent a pet friendly home and bring a dog, we charge a $125 (plus tax) pet fee.  Only two well behaved and housebroken adult dogs are allowed unless otherwise specified. Pets should not be left unattended or confined to areas where they may cause damage.   Pet owners are responsible for damages and extra cleaning.  Pets are not allowed in pools or hot tubs or on the furniture.  Please clean up after your pet.

POOLS & HOT TUBS
For 2016, private heated pools will open on April 1st and close on October 23rd. Private unheated pools will open on May 6th and close on October 9th, 2016. For 2017, private heated pools will open on March 31st and close on October 22nd. Private unheated pools will open on May 5th and close on October 8th, 2017. Pools and hot tubs are cleaned weekly and no later than 6 p.m. on check-in day. As neither the homeowner nor Carolina Designs Realty, Inc. employees are on the premises during the use of these amenities, the rental party agrees to be solely responsible for the use and operation thereof. If your rental home advertises a heated pool, please be aware that a fuel fee is collected for use of the pool heater, and that the pool’s maximum heat temperature is 85 degrees for safety reasons. The Pool Heat Fee varies with each home and is noted on the specific property page. A professional pool company maintains all pool equipment on a twice-weekly basis. Unauthorized usage of pool heat is strictly prohibited.

PROPERTY PROTECTION PLAN
A Property Protection Plan is included with your rental agreement and is intended to protect you from charges for accidental damage to the leased premises or contents during your stay.  The terms and the defined coverage of the plan may be viewed online in the leaseholder area. In order to administer a claim, notify us prior to check-out of any damage. You will be charged for any damages not covered by the plan, including any requirement for excessive cleaning. Carolina Designs Realty, Inc. has an inspection policy to ensure tenants will not be inadvertently billed for missing or broken items. Please assist us by reporting any missing or broken items to our office within 24 hours of arrival so you will not be held responsible.

RESERVATIONS
Reservations can be made on the Internet, telephone or in person. Pricing is for seven day rentals and is subject to taxes (12.75%) and our administrative fee of $95. The required initial deposit payment must be received within seven (7) days of the booking to secure the agreement or the agreement will be canceled. Terms will vary depending upon time of year that you book, so please read your e-mails and notices carefully for payment details. Please do not hesitate to contact our office at 800-368-3825 for a complete explanation of payment terms.  You can view your lease from our website, or request that it be mailed, emailed or faxed to you. To view your lease from our website, go to SIGN IN from our home page and create an account with the reservation number and the Leaseholder’s zip code. The agreement will detail cost, due dates and policies. The final balance of your payment must be received in our office 30 days prior to your check-in date. Personal checks are accepted. However, after the 30-day prior deadline, payment must be in the form of certified or cashier’s check, money order, or all major credit cards. A $25 service charge will be added to your balance for all returned checks.

TRIP INTERRUPTION INSURANCE
Trip Interruption Insurance is available as an option on each reservation. The fee for the insurance is 7% of the total amount. For further questions on coverage, please go to www.trippreserver.com. Carolina Designs Realty, Inc., and the owners we represent, do not refund in the event of evacuation for severe weather. Tenants must have Trip Interruption Insurance for reimbursement due to mandatory evacuations.

WEDDINGS & SPECIAL EVENTS
Weddings and/or special events are strictly prohibited without a separate agreement and are only allowed in homes that participate in the Wedding and Special Event Program. If you are planning a special event, you will receive an addendum to the lease that must be returned along with the signed lease agreement. Specifically note that:

Unless otherwise stated in the house description, Carolina Designs Realty, Inc. allows a maximum number of 50 guests during the wedding and/or special event. We charge an additional $1,500 event fee unless otherwise noted.

We require a $2,000 security deposit which is returned 30 days after departure if there are no damages, unless otherwise noted.

You must make parking arrangements for your guests in advance (on-street parking is not permitted).

If you are interested in viewing a property, please contact us at least 24 hours prior for scheduling. Two homes may be viewed per appointment, with a limit of three people in addition to the Carolina Designs Realty representative. Prior to your appointment, please email or fax us a copy of your driver's license along with your license plate number, or bring it to our Duck office.
